We were approached by the seller of this wonderful estate outside Lymington after we were recommended to them by a previous client. They asked us to review their current marketing strategy and provided a fresh approach and non-biased advice. They were based in Geneva and appreciated our prompt and candid advice. We were appointed as joint selling agents with the incumbent agent. Our first viewing resulted in an offer and a bidding war between two purchasers.
The owner of this stunning home contacted us due to our specialisation in waterfront properties. He was already on the market with a national ‘up market’ agent and several weeks had passed without any offers. Within 6 weeks we had received three offers and had to go to final bids. We agreed our final negotiation strategy at 10.30pm on a Sunday evening. By the following Friday the sale had exchanged contracts.
We were appointed alongside an existing agent to tender offers for this prime waterfront site. After extensive local, regional and national marketing Capital and Coastal received multiple bids. The marketing was enhanced by the use of aerial photography to illustrate the close proximity of the house to the sea. After completion we were also appointed to find the seller a main house to live in and a new development site.
A rare opportunity to acquire a bungalow initially built to an extremely high standard. Full planning permission has not yet been sought although positive feedback has been forthcoming from the council for redevelopment.
A brand new contemporary home situated in an elevated position above the beach and within the original gardens of Highcliffe Castle.
We have had considerable success selling homes along the seafront in Boscombe. The vendors had noted our performance and felt our coastal specialism was critical given the awesome location of their home. We marketed the property in a selection of regional publications and attracted a London buyer.
This modern home had been on the market for sometime with an agent in Lymington. We felt the photography could be improved and we needed to find a buyer who was looking to create a modernist house in the New Forest National Park, which due to planning constrictions is now incredibly difficult. By highlighting the rare combination of selling points this property offered, we received a cash offer promptly through regional advertising.
The vendor chose us to sell their lovely New Forest home because they felt they had received excellent service from Capital and Coastal a few months previously when they were looking to buy a new home. We found an out of the area buyer who was looking for a rural hideaway.
The owners had spent many years raising their large family in this substantial property in a quiet residential area. When they decided to downsize they interviewed a selection of local estate agents. They told us they felt we were ‘in a different league’ to our competitors.
The sellers chose us as their selling agents as they wanted to capitalise on their home’s close promimity to the beach to help find a buyer. They were also impressed by the large advertisements we place for our properties. Following our successful sale of this house to an out of area buyer the owners also appointed us to sell another family home in Highcliffe.
The editorials said – “a stunning yet homely interior which is cool without trying too hard, which is of course, very difficult to achieve.” We were confident we knew the type of person who would buy this house, it was just a case of finding them. We found an out of area buyer who feel in love with the house. By talking in depth with buyers and understanding their tastes and style we are able to match buyers to those homes with extraordinary interiors, thereby maximising the value of each home.
This property was on the market with another agent prior to Capital and Coastal being appointed. The sellers wanted a more proactive approach from a coastal specialist. Prior to re-launching the house onto the market we advised the seller on changes to the interior. It immediately sold to the first viewer who was looking for a holiday home by the coast.
We sold this rarely available frontline town house originally in late 2009. However, due to a change of circumstances the new owner decided to re-appoint us immediately after completing the deal. We then re-sold the house in early 2010.
This property was sold to the very first buyer we introduced, a couple moving into the area from Bristol. The seller was delighted as they had previously been on the market for a long period with a different agent the previous year with no success. We used wide angle photography and provided a brochure with a floor plan to ensure that the property looked its best. The incredible sea views were captured using our professional Nikon camera equipment.
We were appointed to sell this spacious home after the owner had become frustrated with the lack of action through two other agents over the previous 18 months. We succeeded in securing a sale to the first buyer we introduced.
The timing of the sale was critical to these owners as they needed to coordinate their move to Edinburgh within school holidays. To avoid jeopardising any sale by inconveniencing the purchaser with their requirements they decided it would be
ideal if they could sell and then rent a property until the end of the school term. We made it a principal concern to find the easiest solution to their problems. And we came up with the perfect solution. We found a buyer who was returning to the UK from Austalia and who was prepared to complete on the purchase but then rent back to the house to our clients until they were ready to move out a year later.
The seller of this town house asked us to value the property after seeing our advertisements. He felt that a number of the ‘local’ agents didn’t appreciate the value of a freehold property along the coast. By using comparable information from other sales along the seafront we felt comfortable we could achieve a significantly higher price than had been done so in the past. The property sold to the first viewer for circa £100,000 more than a similar property on this development.
We were appointed by an investor to advise on their options regarding a bungalow they had acquired with the aim to renovate and re-sell. After detailed analysis we suggested that an immediate re-sale would net a larger profit rather than completing the development themselves. After approximately 30 viewings we received several offers and sold the property to an out of area buyer for circa £85,000 more than it had been sold by another agent nine months previously.
With significant development potential this home with sea views attracted many serious buyers and we succeeded in completing the re-sale within a month of the owner first purchasing the property. It was the second property sale in the Bournemouth area that we have secured for this property investor in 2011.
A first floor apartment in excellent decorative order with views over the marina and Poole Harbour.
A large modern second floor apartment with two bedrooms, a balcony and secure parking.
Capital and Coastal were appointed after a large regional estate agent failed to find a purchaser and provided below par customer care. The initial agent missed an opportunity with their photography. By using a wide angle lens we were able to convey the size of principal rooms, which were a unique selling feature of this flat. We found an out of area buyer for this charming apartment. The seller was extremely happy with our service and they also bought and sold another property through us.
An immaculately presented two bedroom apartment with a large sun terrace, situated in a prominent position in Boscombe Spa village.
Subsequent to our successful sale of the investor’s main family home we were asked to advise on the value and potential sale of other properties in his investment portfolio and the re-financing of his mortgages. This property was identified for sale and we found a cash purchaser in the depths of the slow winter market.
